Service Includes: - Creating Dotloop File, Collecting Data from Several Sources and compiling them into your folder, Providing ​valuation estimates from several sources and providing a potential estimate. Note: We can only provided information for ​properties that have information (i.e. some new construction homes may not have enough information for us to provide and ​we do not go to the site.

TC Tasks

  • Handle closing documents, securely
  • Keep everyone informed - An introduction email will be sent providing deadlines and a copy of the executed contract to the Listing Agent, Buyers Agent, Buyer/Seller - (Your client as appropriate) Lender, and Title Company
  • Ensure everything is fully executed with proper dates, initials, signatures, and broker information is completed and reach out for corrections as necessary, and monitor compliance with the contract

Billing and Payment

In the event we are not paid directly by Escrow, the agent agrees to pay us directly within 3 working days of closing. Invoices will be sent via email.


Confidentiality

Your confidentiality and privacy are of the utmost importance to us. No information will be divulged to third parties about your business. Additional info about this is outlined in our services contract.

Requirements to begin work with the agent on Transactions:

For us to begin work on your files, an agent must submit all the following:

  • Executed Contract
  • List of all documents needed for compliance (Unless this has already been established)
  • Is the agent representing the buyer or seller?
  • Client name, phone, & email
  • Lender name, phone & email
  • Title and Escrow Contact name, email, and phone


Hours of operation: Monday through Friday 9-5 PM EST. Weekends on a case-by-case basis with a fee to be determined ahead of time.

Transaction Fees / Fee Schedule (Exclusive AmeriTeam Realty Benefit)

  • Buyer Side: $300 $99 AmeriTeam Exclusive Price*
  • Seller Side: $400 $99 AmeriTeam Exclusive Price*
  • Both Sides: $700 $198 AmeriTeam Exclusive Price*
  • Special Project Work: $25 to $100.00 per hour depending on the level - retainer estimate required upfront, balance paid upon completion.
    • $25/hr - Basic Services/Virtual
    • $50/hr - Premium Services Focused, Talent
    • $100/hr - Advanced/Onsite
  • TC Services are to be paid up at closing or within 3 days of the original closing date even if the deal doesn’t close.

*FREE For Qualifying Top Producers and Platinum Leads Program Participants. AmeriTeam will cover your Transaction fee for you if you are a Top Producer at AmeriTeam. (Check with AmeriTeam about Qualifications for a "Top Producer")

Working with Us

We work on the tasks we’ve agreed upon upfront. By submitting a transaction to us, you are agreeing to pay the agreed-upon fee(s). If you require additional tasks done, this is to be added on the front end of the transaction, and additional fees may be included and agreed upon by both parties.


Primary Systems

  • ATM App - for New Agent Onboarding and New Transaction Submission
  • Dotloop - for Transaction Management (This is AmeriTeam's Compliance System). Note: We can also use Transaction Desk, Form Simplicity, Skyslope, etc. if that is your personal preference.
  • Internal Systems - Proprietary

Policies and Procedures

  • Communication: Our preferred method of communication is email. We are open to other forms as needed. All emails received during business hours will be responded to the same day.

Refund & TC Reassignment Policy

We are a family-owned and operated business. This is a small group of professionals providing this service and who most likely already put in the work for your order. This is a heavily discounted service. The $99/Side Transaction Fees are non-refundable and are to be paid for all transactions order whether the transaction closes or not. Our Full Price Plan includes an option to only pay if a transaction closes. Let us know if you are interested in our Full-Price Plan. If you are unhappy with the service you received, please discuss it with our management at terry.barnett@ameriteamrealty.com.

If you are unhappy with the service you are receiving from one of our TCs, please let us know and we will work together on your file or reassign a new primary TC to your account.

Also, keep in mind that using a TC is optional. You always have the option of choosing a different company as your TC and paying their prices.


FAQ (Frequently Asked Questions)


Q: WHEN should we turn things over to ATM?

A: As soon as the contract is signed by all parties, let us take over and send a copy of the docs to everyone. This allows us to introduce ourselves early in the transaction as your primary contact.


Q: What is my responsibility once ATM takes over?

A: We will take care of most of the day-to-day email communications, tasks, paperwork, etc. to keep things moving along and will cc you on all communications. In general, you will need to step in after the inspection in order to negotiate any repair requests and then show up for closing. That’s it. IF we sense an issue we will connect with you to re-engage, and, of course, you are welcome to step in when desired (it’s still YOUR customer).


Q: Are there things you don’t do?

A: What we DON’T Do - You are still your customer’s Agent. Many in our team are unlicensed assistants and Florida Law limits what an unlicensed assistant can do. Further more, we are working withing the scope of Transaction Coordinator in this instance. We do not negotiate, consult, or advise your client. We do not give our opinion on what you customer could or should do. That part is your job. YOU are still the expert. YOU are still the licensed real estate professional they are relying on - we are simply here to support you and allow you to do more, not replace you.
